    FAX acquired the land at an opportunistic price due to a floodplain, which extends through the 10-acre gross site area.  FAX, along with its partner Black Dog Developments, delineated the site and determined there was ~33% more developable acreage on site than originally perceived.

    FAX acquired the Champlain Land with the intention to develop 162,000 square feet of small-bay industrial condos; however, shortly after closing the transaction a user registered its interest to acquire the land.  Following only 3.5 months of ownership, FAX sold the Champlain Lands, resulting in strong value-add returns within a short period of time.

    Brian Bastable

    Brian Bastable is a Managing Partner of FAX Real Estate. Mr. Bastable previously spent 8 years at Slate Asset Management, where he was a Managing Director of Canadian Investments. During his tenure, Mr. Bastable was responsible for overseeing the origination and execution of Slate’s investments and strategic initiatives across Slate’s private equity, public vehicle, and separate account platforms in Canada.

    Prior to Slate, Mr. Bastable spent 11 years with Brookfield Financial, the real estate advisory arm of Brookfield Asset Management, where he was involved in over $5 billion of transactions throughout Canada, the United States and Brazil. Mr. Bastable holds an Honours Bachelor Degree in Economics from Western University (Huron College).

    Steve Hodgson is a Managing Partner of FAX Real Estate. Mr. Hodgson previously spent 9 years at Slate Asset Management, where he was a Managing Director and the Chief Executive Officer of Slate Office REIT. During his tenure, Slate Asset Management grew from $2 billion to $13 billion of assets under management, expanded globally, and generated outsized risk-adjusted returns. 

    Prior to Slate, Mr. Hodgson spent 9 years with Oxford Properties Group, the real estate arm of OMERS, working in various investment and asset management roles. Mr. Hodgson holds an Honours Bachelor of Commerce degree and a Master of Business Administration, both from Queen’s University.

    Natesa Bourque is an Associate at FAX Real Estate and is responsible for the financial underwriting of investment opportunities, and will assist with business development, capital raising and investor relations. Ms. Bourque was previously an Analyst at Slate Asset Management and gained experience in development, investments, asset management, and capital markets. While completing a Bachelor of Commerce (Honours) with specialization in Real Estate Management from Toronto Metropolitan University (formerly Ryerson University), Ms. Bourque held positions at Colliers, PSP Investments, Slate Asset Management and RioCan REIT.

    Ryan Caughey is the General Counsel and Corporate Secretary of FAX Real Estate and FAX Capital. Mr. Caughey also serves as the General Counsel and Corporate Secretary of Federated Capital, a private single family office. 

    Prior to his current role, Mr. Caughey was the Senior Vice President, General Counsel and Corporate Secretary of Sentry Investments. Prior to joining Sentry in 2006, Mr. Caughey worked as an associate lawyer at Osler, Hoskin & Harcourt LLP in Toronto. Mr. Caughey obtained a bachelor of laws from Queen’s University in 2002 and was admitted to the Law Society of Upper Canada in 2003.

    Edward Merchand is the Chief Financial Officer of FAX Real Estate and FAX Capital. Mr. Merchand also serves as the Treasurer of Federated Capital, a private single family office. Mr. Merchand has over 25 years of experience within the financial services industry, most recently as the CFO of Sentry Investments.  

    Prior to that, Mr. Merchand was the CFO of Mackenzie Financial Corporation. Mr. Merchand’s professional designations include being certified as a Chartered Professional Accountant (CPA) and Chartered Accountant (CA). He is also a member of the Institute of Chartered Accountants of Ontario.

    Richard Sellner

    Richard Sellner, Vice President of Operations of FAX Real Estate and FAX Capital, has over 20 years of experience in the asset management industry. Most recently, Mr. Sellner was a general consultant specializing in compliance, operations and succession management to small and medium-sized portfolio managers and investment fund managers. 

    Prior to that, Mr. Sellner was a Partner and Director of Finance and Operations for CGOV Asset Management and was a key member of the team that grew the firm from $400 million to $5.3 billion before being sold to Fiera Capital Corporation. Mr. Sellner has a BA from Wilfrid Laurier University and holds the Chartered Investment Manager (CIM) designation from the Canadian Securities Institute.
